A common challenge our clients face is the tension between conservation requirements and building regulations, particularly when adapting listed buildings. These demands often compete, adding complexity, cost and time pressure.

During the conversion of a Grade II listed building in Southwark, planners would not accept suspended ceilings, while the required MVHR system called for substantial ductwork. We resolved this by working closely with the M&E and structural engineers to route services to avoid visual impact on the historic fabric while still achieving regulatory compliance.

Through careful coordination and detail-led design, the project remained on programme without compromising the building’s heritage significance.
