Without clear communication between the client, design team and contractor scope, programme, or budget can be adversely impacted. Early contractor engagement helps align design intent with buildability, procurement strategy, and cost planning from the outset.

On this Sheffield project, the contractor was appointed during the Technical Design stage. This allowed a collaborative approach between us and the contractor to inform specification, detailing, and coordination decisions as the design developed. This reduced uncertainty during delivery and supported more efficient decision-making across the wider project team.

As a result, construction costs were reduced and the programme shortened, while maintaining the quality and character of the completed homes. The project demonstrates how early collaboration between designer and contractor can improve certainty, manage risk, and deliver better overall value.
